Find and Contact Buyer's Agents with Reverse Prospecting

See which buyer's agents have saved searches that match your listing, email them, and turn off Reverse Prospecting for your searches.

Use this article to open Reverse Prospecting for one of your listings, track activity on the listing, review the buyer's agents' saved searches that match it, email those agents, and turn off Reverse Prospecting for your own saved searches or clients.

Open Reverse Prospecting for one of your listings

Open Reverse Prospecting for any of your listings to see which buyer's agents have saved searches that match it.

Steps:

  1. Click Reverse Prospecting in the top navigation

  2. Click one of your listings in the My Listings table

The listing's Reverse Prospecting page opens, with activity counts at the top and the matching saved searches below.

Track activity on your listing in Reverse Prospecting

Track activity on your listing with the counts at the top of its Reverse Prospecting page:

  • Saved Searches: The number of saved searches that match your listing.

  • Tagged: How many times your listing has been added to a Tag.

  • Shared: How many times your listing has been shared.

  • Agent Views: How many buyer's agents have viewed your listing.

  • Client Views: How many times clients have viewed your listing.

Review the saved searches that match your listing

Review the saved searches that match your listing in the table headed Saved searches where your listing is found, on the listing's Reverse Prospecting page. Each row is one buyer's agent's saved search, and only saved searches with a contact added are included. The First Name, Last Name, Email, and Cell Phone columns show the buyer's agent's contact details.

The other columns show:

  • Listings in search: How many listings match the buyer's agent's saved search. A lower number means your listing is more relevant to their client's search criteria.

  • Modified: When the saved search was last changed.

  • Shared with client: When the buyer's agent shared your listing with their client. Two dashes mean they have not shared it.

  • Last Contacted: When you last emailed the buyer's agent from Reverse Prospecting. It reads Not contacted until you send an email.

Email buyer's agents from Reverse Prospecting

Email the buyer's agents behind matching saved searches from the saved searches table on a listing's Reverse Prospecting page.

Steps:

  1. Select the checkbox next to up to 10 saved searches in the table

  2. Click Email at the upper right of the table

  3. Edit the pre-filled subject in the Subject field

  4. Edit the pre-filled message template in the Message field

  5. Click Send

Perchwell sends your message as a regular email to each buyer's agent you selected. The Last Contacted column updates for those saved searches. To reach more than 10 buyer's agents, send another email

Turn off Reverse Prospecting for a saved search or client

Turn off Reverse Prospecting for a saved search from the Edit Search window. Reverse Prospecting is on by default, which means agents with a matching listing can find your saved searches and email you.

Steps:

  1. Click Saved Searches, or the name of the open saved search, in the upper left of the Search page

  2. Click the pencil icon next to the saved search in the My Searches window

  3. Turn off the Reverse Prospecting toggle

  4. Click Update

Listing agents no longer see the saved search in Reverse Prospecting. The saved search itself works the same way as before.

To turn off Reverse Prospecting for every saved search tied to a client, turn off the Reverse Prospecting toggle on the client's Contact Details tab. Contacts Page Overview explains how to open a contact's profile.
